Real Estate & Property
$21m Surrey mansion up for sale

A newly built Georgian-revival luxury mansion located in an exclusive area of Surrey in the UK is being offered for sale to discerning investors from the Gulf.

Developed by Lucas Design, Whitelands is set within the lush surrounds of the acclaimed St George’s Hill estate in Weybridge and interior designed by Alexander James.

The 14,187-sq-ft mansion is set over three floors and provides five bedroom suites, along with formal and informal lounges, a dining room, family and catering kitchens, study, a ballroom and swimming pool, media room, wine and cigar room, games room, staff accommodation and underground parking for six cars.

The property provides everything a discerning family could want, including a stunning, bespoke lower ground floor ‘wellbeing spa’, custom designed by award-winning experts Barr + Wray and a ballroom with hydraulic floor that converts to a 10-m-long variable-depth swimming pool at the touch of a button.

Whitelands is set within a 1.1-acre plot and is available to buy through Beauchamp Estates, with a guide price of £16.95 million ($21.12 million).

Lucas Design has spent five years, since purchase, designing and building the mansion to the highest of specifications and the property exhibits versatile living spaces, enviable home technology and beautiful interior design.

The exterior is exceptionally well-proportioned and completed in a neo-Georgian style in red brick, with stucco detailing. A canopied portico surmounts a grand central pediment, with sash windows, cornicing and balustrades all adding to a truly regal first impression.

The mansion is approached via a sweeping driveway, with a water feature forming the centrepiece. A ramp leads down off the driveway to the underground garage, which has its own separate entrance into the lower ground floor of the property and a car turntable. The front of Whitelands has been extensively landscaped and features box hedges, mature trees and flowerbeds.

Whitelands’s lower ground floor entertainment, wellness and leisure complex is one of the most luxurious ever installed in a private property, with the spa exhibiting a hydrotherapy pool, hammam lit with thousands of glittering LED lights, known as starry sky, spruce and aspen woods lined aromatherapy sauna and central relaxation area which is reminiscent of a top hotel.

A feature shower can be found to the left of the spa, with three bespoke settings – tropical rain, cold mist and Caribbean shower – designed to further enhance the in-home facilities and offer something utterly unique to this residential property. Adjacent to this is the media room, with an enormous 3-m 4KHD cinema-style screen, built in bar and comfortable L-shaped sofas- perfect for a relaxing night in, or for entertaining during sporting events.

A gymnasium contains the latest in fitness technology, with machines by Ultim8, whilst the games room has a large screen for video games and a bar-style pool table. Situated in the middle of the leisure complex is a Berry Bros and Rudd-filled wine cave and cigar room, with specially commissioned, bespoke storage, that can house over 982 bottles and a large humidor. The room has a completely controllable climate, with extraction units so that cigars may be enjoyed, and to support the careful ageing of wine.

The grand front door leads through to a columned, double-height entrance hall, complete with a bespoke, glittering chandelier that is over 6 m tall and suede wall coverings, whilst a statement fireplace adds countryside charm.

The ground floor contains the primary entertaining areas of the property, including a formal drawing room dressed in greys and lit from above by a backlit tray ceiling. The drawing room leads through sliding pocket doors to a dining room, with space to seat twelve around a grand square table, under a further bespoke chandelier light fitting and with French windows onto the garden.

FAMILY AREA

Running along the back of the mansion are the primary family rooms, with a relaxed ‘snug’ situated in between the dining room and showpiece kitchen. Complete with comfortable sofas and a large television, the family room also has access out to the garden through French windows. An arch leads through to the open plan kitchen and breakfast room, with adjoining service kitchen and pantry.

The kitchen has been commissioned by Lucas Design and handmade by master artisans, with oatmeal-coloured marble counter tops and white cabinetry inlaid with both American Walnut veneer and soft US-sourced leather. A central island/breakfast bar is featured, and all appliances are by Gaggenau while a separate service kitchen is adjacent. The sunny breakfast room looks out onto a further patio, with the garden beyond.

Taking up the West Wing of the house is the ballroom, which is over 12.5 m long and 8 m wide, with a raised bar at one end and a curved bay window at the other. At the touch of a button, the entire floor descends to form a swimming pool, the depth of which can be custom-controlled making it safe for children of all ages. Further to this, conscious of today’s multi-generational family, each door with direct access to the pool is fingerprint protected, using a high-tech recognition system.

The ground floor is completed by a study, with bespoke wallpaper, in a houndstooth pattern. This room has been designed to evoke both a Mayfair office and a comfortable, country study. A sweeping spiral staircase leads down to the leisure floor or up to the gallery landing, which overlooks the entrance hall.

A laundry, housekeeping suite of rooms, plant space and walk-in safe/strong room, are located on the lower-ground floor.

The master suite at Whitelands stretches the width of the property, with sash windows overlooking the landscaped garden. A master bedroom has been finished in soft taupe and oatmeal tones, with a grand fireplace and a sitting area. On either side of the master bedroom are two dressing rooms and two en-suite bathrooms. Both bathrooms are clad in book-matched Calacatta marble, one light and one dark, with one bathroom having a beautiful freestanding bathtub and one having a walk-in waterfall shower.

Four other bedroom suites occupy the rest of the first floor, with some having been dressed by Lucas Design to be childrens’ bedrooms and some as stunning guest suites. All have been finished with materials of the highest quality, including hand-made wallpapers, fine linen and stunning soft furnishings. All exhibit exemplary design and use of light.

Throughout the property, Lucas Design has made sure that the technology specification is ahead of the curve, with an inbuilt audio system, programmable so that a resident’s music can ‘follow’ them from room to room. Other technological features of the property include a home automation system that can control the lights, audiovisual systems and even the blinds, via touchscreens throughout the property.

Surrey master builder Walter George Tarrant completed the St George’s Hill estate in around 1910. The 964-acre gated community has been dubbed ‘the Beverly Hills of Surrey’, due to it being the past or present home footballer Peter Crouch and model and television presenter Abbie Clancey, Rolling Stone Ronnie Wood, ex-footballer and pundit Gary Lineker; television presenter Chris Tarrant and The Beatles drummer, Ringo Starr. St George’s Hill is also home to a golf club, built in 1912, and a tennis club and fitness complex.

Whitelands is available for sale through Beauchamp Estates with a guide price of £16.95 million.
