London homes offer garden square living

A prestigious collection of homes at a landmark development in Kensington have gone on sale.

The Sherrin House homes are part of St Edward’s prestigious Royal Warwick Square development, located in the heart of Kensington and Chelsea, and close to Knightsbridge, Chelsea and Holland Park.

Designed by architects Squire & Partners, Royal Warwick Square will comprise over 500 homes when complete.

Homes in this release at Sherrin House include 66, one-, two- and three-bedroom apartments and penthouses offering buyers the rare opportunity to experience classical London living within a contemporary interpretation of Kensington’s famed garden square tradition.

Green space is central to the ethos of Royal Warwick Square with a large landscaped courtyard garden in addition to a linear park at the front of the development. This is the focal point of the development and gives residents a private oasis hidden from the bustle of the city. From the moment they arrive, residents are welcomed by lawn spaces and beautiful planting with architectural seating, creating an attractive space for relaxing and community events.

Sherrin House rises above the tranquil garden square at the heart of the development. Each of the open-plan apartments feature floor-to-ceiling windows creating a light filled environment and maximise views over the greenery of west Kensington or over the garden square. The apartments have been designed with a focus on clean, lines and sophisticated materials that have a high-end yet contemporary edge.

All apartments are designed to the highest specification, with sleek contemporary materials and finishes including solid doors with polished chrome and leather door handles that set the tone for the rest of the apartment, says the developer.

Open-plan kitchens have integrated Küppersbusch appliances and a layout that elegantly flows creating a sociable space for cooking and dining.

Bedrooms are spacious with floors-to-ceiling windows that bathe the rooms in light. The en-suite bathrooms have statement wall tiles and recessed lighting.

Royal Warwick Square offers leisure facilities exclusively for residents’ use, including a swimming pool, vitality pool, individual spa treatment rooms and a gymnasium fitted with the latest sporting and work-out equipment.

Residents also have access to a private cinema and a Harrods Estates hotel-style concierge service.

Royal Warwick Square represents a milestone in the delivery of St Edward’s Warwick Road Masterplan, a regeneration plan delivered that includes creating more than 1,000 new homes, a new school and landscaped green spaces across a site that spans over seven acres.

Royal Warwick Square joins St Edward’s 375 Kensington High Street and Kensington Row developments in meeting housing needs for the area and growing what has already become a flourishing community in the borough.

Paul Vallone, Executive Chairman of St Edward, commented: “Royal Warwick Square is a momentous step forward, as well as creating a significant number of desirable new homes; the development marks the next stage of the Warwick Road Masterplan, and the creation of this blossoming new community.

“It is an exciting new approach to traditional garden square living that the Royal Borough and London is famous for but with all the added benefits that come with Harrods Estates Concierge and world class leisure facilities. Sherrin House offers residents the opportunity to have a beautifully designed new home with direct access to green space, in one of London’s most fashionable residential areas.”

Royal Warwick Square benefits from excellent transport links and is ideally located for easy access to central London.

For underground travel High Street Kensington station, served by the district line, is just a short stroll from the development. Earls Court station, offering fast journey times both in to central London and towards the south west, is a 10 minute walk.

Paddington Station, which will be served by Crossrail from 2018, is only five minutes away by Underground and over-ground railway services are also available at nearby Kensington Olympia station.

Transport links are also ideally suited for international travel with journey times of 20 minutes to St Pancras International and 30 minutes to Heathrow Airport by Underground, ‘tube’.
