Winter 2018
Combining classic heritage features and luxury contemporary living, the new address in west London offers the finest in today’s urban living
Lillie Square epitomises the very best of living in London. Set where Kensington, Chelsea and Fulham meet, the development is in the heart of the most exciting regeneration in west London, and an area of major growth.
The Earls Court landmark development brings together the most revered aspects of life in the capital – traditional mansion block architecture set within garden squares. These classic heritage features are combined with luxury contemporary living: large lateral homes with a superior, modern specification, allocated off-road parking, and topped off with an unrivalled lifestyle offering and Residents’ Clubhouse. These most favoured elements of life in the capital have come together to create 808 homes that are seamlessly woven into the fabric of the city yet offering the finest in contemporary urban living.
The new address is fast emerging within this corner of west London, with the first phase of Lillie Square now occupied, and Phase Two substantially sold. The world-class 18,000-sq-ft clubhouse is now open and residents are enjoying services and amenities from the capital’s favourite brands including Aston Martin and Selfridges.
Luxury lateral living
The latest offering at the scheme, Lillie Square East, comprises 186 luxury residences. Homes range from one, two- and three-bedroom lateral apartments, and a boutique collection of duplex apartments with their own private gardens.
The traditional features of mansion block architecture are seen inside each apartment, where Victorian and Georgian design principles effortlessly blend with state-of-the-art design and 21st century features to create homes that perfectly cater for a modern London life. Designed to appeal to the individual needs of each resident, adaptable layouts are available across a selection of homes, allowing for an extension of the living area or the creation of a study or guest bedroom. Each property also benefits from a balcony or spacious terrace with stunning views over the extensive landscaping and London skyline.
Lillie Square’s prestigious reputation warrants only the finest finishes, with interiors intuitively designed to maximise natural light, and enhance the bright and modern apartments. State-of-the-art Miele and Siemens appliances surrounded by natural stone worktops, complement Bulthaup kitchens, while further desirable luxuries also include underfloor heating and comfort cooling.
Five-star facilities
More than just bricks and mortar, Lillie Square offers residents a lifestyle found at very few other locations: The Residents’ Clubhouse, their very own private members’ club on the doorstep.
The clubhouse, which opened its doors to residents last September, is designed for convenience and ease, to accommodate and support busy lifestyles. Spanning 18,000 sq ft across two floors, and designed to rival the world’s finest hotels, the Clubhouse provides an array of facilities and amenities serviced by London’s best loved brands, including ESPA, Berry Bros & Rudd and Selfridges.
The luxurious offering includes health spa facilities ranging from a 20-metre swimming pool, sauna and steam room, to a state-of-the-art gym and studio space home to equipment from global wellness brand, Technogym. Meanwhile, the two tranquil treatment rooms are serviced by prestigious skincare and beauty brand, ESPA.
Designed as an extension to each resident’s own home, and offering a unique location to entertain, is the residents’ lounge with private dining room. There’s also a circular cinema room providing a full blockbuster experience, colourful children’s playroom, and stylish coffee bar.
Alongside one of the largest private residents’ club in the capital, Lillie Square is extending the five-star experience beyond the gates to the residents’ daily lives, via an exclusive ‘Lillie Pass’. Carefully curated by Capco and KFI, the lifestyle pass provides VIP access, added extras and unique experiences in partnership with London’s leading brands, solely for residents of Lillie Square.
Residents can enjoy curated shopping experiences with the quintessential London department store, Selfridges.
The Lillie Pass also incorporates bespoke experiences and exclusive benefits with leading west London florist, Nikki Tibbles’ Wild at Heart; destination blow dry and hairstyling salon on Chelsea’s King’s Road, Duck & Dry; and at London’s only Michelin-starred pub, The Harwood Arms, conveniently located just a short walk from Lillie Square.
West london living
Lillie Square neighbours the capital’s most prestigious and desirable districts, where Kensington, Chelsea and Fulham meet. With London’s most sought-after shopping, dining and cultural destinations all within close proximity, residents at Lillie Square are well placed to enjoy all the pleasures of the city. The designer stores of Knightsbridge, including world-renowned department store, Harrods, as well as Bond Street, Chelsea’s King’s Road and Sloane Street, are all just a short journey away, while international travel is made easy, with connections to Heathrow taking approximately 35 minutes.
West London is renowned for its educational institutions, with Earls Court located in a prime position for the area’s finest schools and colleges, including private schools such as The Godolphin and Latymer School, The London Oratory School, Wetherby Prep and St Paul’s Girls’ School. St Pauls Girls School, located just 1.5 miles from Lillie Square, was highlighted as a top schooling choice for parents both in the UK and abroad within the Knight Frank Education Report 2017. The report states that homes close to St Pauls Girls School saw a 45 per cent growth in the last five years. Additionally, the report notes that house prices in the area were at an average of £2,482,000 ($3,481,770) in the last three years.
The capital’s top universities are also within easy reach, with just a short journey taking residents to Imperial College London (South Kensington Campus), the Royal College of Music, University College London and King’s College London.
Inspired by west london
With its prime location at the apex of three of London’s most prized neighbourhoods – it was natural for developers, Capco and KFI, to draw on the rich heritage of the area when creating Lillie Square.
Over half of Lillie Square – approximately 3.7 acres, the size of 57 tennis courts – is dedicated to open, green space. And there was no better place to look than west London institution, Chelsea Flower Show, to find the right partner to create this landscaping: multi award-winning landscape designer, Andy Sturgeon. At the heart of this new landscape is a principal garden square, stretching an impressive 80 metres in length, inspired by historical west London squares.
New district
Lillie Square is the first chapter of the Earls Court masterplan, and as such represents the first chance to be a part of a new district which is transforming this pocket of west London into the capital’s next great estate.
Earls Court is highlighted as a key growth area for 2018, featuring in the new Knight Frank London Development Hotspots Report. Tom Hawkins, Head of International Project Marketing, Mena at Knight Frank, comments: “The consented Earl’s Court masterplan makes the area a strong prospect for the future with the potential for residential development values to outperform the wider market. In recent years, the estimated average value in Earls Court for best-in-class development has risen to £1,650 per sq ft, which could reach up to £2,100 by 2021.”
The masterplan presents London’s most important development opportunity for the city’s growth, with planning consent for 7,500 new homes, one million square foot of commercial space, 7.5 acres of open space and £450 million investment into community benefits.
