AA Real Estate Development has launched sales of a collection of five landmark villas located on frond M of The Palm, Jumeirah in Dubai, UAE.
Developed and marketed by AA Real Estate Development, the ‘M.State by Ocean Breeze’ luxury villas sit on the very tip of the frond and are inspired by the interplay between light and water to offer a vision of Palm Jumeirah living at its very best.
Based on the understanding that the high-net-worth purchaser is driven by the idea of lifestyle as major purchase criteria, the villas spare no expense when it comes to offering world-class architecture using the finest materials and with a close attention to form and ease of function.
From floating steps designed to maximize natural sunlight to neutral colour schemes acting as a blank canvas for interior expression, the result is design that is perfectly at one with the landscape.
M.State is a collection of five villas, offering five or six bedrooms set over three floors and each approximately 1,250 sq m in size.
Each of the villas has been designed to offer a range of perspectives from each floor, with 120-degree views over the Dubai Marina for infinite light experiences across the day and throughout the year. Whilst the layout maximizes the commanding location, privacy is also kept firmly in mind, to ensure that residents enjoy a sanctuary and retreat from the hustle of Dubai.
A commitment to light and space is evident throughout, with double height entries and extensive use of glass creating visual interaction between spaces. Residents will enjoy a perfect balance between family and entertaining areas, all featuring world-class technology and state-of-the-art lighting. The service elements are found at the front of the villa and the living spaces balanced at the rear.
A key feature of the villas are the outdoors areas, shaded by canopies of timber rafters and flooded with interesting linear shadowing, perfect for admiring the ever-changing light of the Arabian Gulf. BBQ areas have been created with freestanding chimneys and natural fires, allowing residents to entertain moments from the beachfront, or stay warm in winter months.
Ian Hollingdale, General Manager, AA Properties, the project’s lead agent, says: “The Palm’s reputation as offering a high quality lifestyle and demand for premium properties remains strong. M.State is an excellent example of a development reaching the market that has been carefully considered and tailored to meeting the specific and exacting expectations of the high net worth buyer. As a result, we expect the five villas to be snapped up by discerning purchasers.”
Prices for the villas start at Dh70 million ($19 million).
