Prime luxury residences at two Georgian mansions overlooking Hyde Park in London are being offered to discerning investors, in what is being billed as one of the most exciting luxury developments to be launched in the UK this year.
Offered by Redrow London, 5 & 6 Connaught Place consists of two magnificent Grade II listed Georgian mansions that have been converted into seven ultra-prime two, three and four bedroom lateral and duplex residences up to 6,251 sq ft in size.
Forming a showcase for fine British craftsmanship and bespoke design, each residence is offered with stunning interiors and a share of the freehold.
Known for its illustrious past residents who include Royalty, aristocracy and the Churchill family, the mansions at Connaught Place were built in 1807-1812 by architect Graham Taylor and the 13 properties were named after HRH Prince William Frederick, Earl of Connaught and a great-grandson of King George II.
No.1 Connaught Place became the home of Lady Augusta Murray, the first wife of HRH Prince Augustus Frederick, the sixth son of King George III. Lady Augusta was joined at No.7 by HRH Princess Caroline, Princess of Wales; No.8 became the London residence of the Earls of Lindsay; No.9 the home of the Dukes of Cleveland and No.5 and No.6 homes to extremely wealthy City of London merchants.
The mansions at Connaught Place were the “One Hyde Park of their day” with grand facades with Doric porticos and inside princely proportions with features including spacious entrance halls, large staircases, high ceilings, tall sash windows and voluminous state room sized accommodation.
Between the 1880s and the 1920s a new generation of residents moved into Connaught Place including politicians and socialites. No.2 became home to Lord Randolph Churchill and the childhood home of his son Winston Churchill whilst No.4 was occupied by Lady Myra Sackville whose life is reviewed in Hollywood movie White Mischief. After World War II, the mansions were converted into multi-let offices.
BOUTIQUE PROJECT
Now leading residential developer Redrow London is adding a new chapter to the history of 5 & 6 Connaught Place, creating a boutique project of seven luxurious new residences, including duplexes, behind the mansion’s grand facades.
Six of the residences, ranging up to 3,839 sq ft in size, are accessed via the Doric entrance portico at No.6. The portico leads into an entrance foyer with ornate ceiling rose, elegant coving and 24 hour fully serviced manned Harrods concierge, beyond which is an inner hall with stunning restored Grade II listed grand staircase with feature chandelier and a lift lobby with two high speed lifts. There is a private lift lobby on each floor giving access to just one residence.
The seventh residence, a grand 6,251-sq-ft duplex with private terraced gardens/courtyards at ground and lower ground level, has the benefit of its own private entrance through the portico of No.5.
Each residence is unique and has its own marketing name, with a luxurious specification that is the highest ever undertaken by Redrow London. It includes the finest Italian marble, stone and wood finishes, appliances from leading luxury brands, custom design joinery and bespoke wall finishes. All the residences provide an abundance of lateral living space with bespoke full height doors, principal rooms with coffered ceilings with light features and generous ceiling heights, some up to 14 ft (4.5 m) high. Each residence has a spacious entrance hall with hand laid parquet flooring, bespoke wood panelled walls and coffered ceiling with light features.
The hall gives access to a south facing reception room with Herringbone style parquet flooring and bespoke wall finishes, overlooking the 350 acres of Hyde Park or private terraced gardens. The reception rooms provide spacious living areas and large dining areas capable of seating up to 12-14 people. Most have a study/home office with bespoke joinery, panelling and shelving, located off the main reception room.
The kitchen and breakfast rooms are designed by Robert Timmons with Marrion Cohiba granite worktops, rough cut fumed Oak central island, high gloss units and integrated Gaggenau appliances. The luxurious master bedroom suites have their own private entrance foyer, bedroom with sleeping and day/lounge area, walk in dressing room with bespoke joinery and a luxurious spa style marble bathroom.
The other bedroom suites have luxurious deep ivory carpets bordered with Oak insets, custom fitted wardrobes and bespoke bathrooms with stone flooring. A selection of the residences have private cinemas, gymnasium, steam room and sauna facilities.
Redrow London has partnered with leading luxury brands to deliver an exceptional lifestyle offering at 5 & 6 Connaught Place. The sound, home entertainment and technical systems for each residence is supplied by world-class specialist Harris Grant, who works for professional recording and film studios for leading music celebrities and Hollywood films and provides systems for luxurious yachts for the rich and famous.
The 24/7 five-star manned concierge with CCTV security is managed by Harrods Estates Asset Management. The concierge staff are Harrods trained and employed and greet guests; handle deliveries and can provide maid, butler and cleaning services. Residents can have complimentary home delivery at short notice of food, gifts, flowers and other luxury items from the 330+ departments of Harrods. The concierge can also arrange chauffeured limousine and organize helicopter and private jet access via the Harrods Private Air service.
Accessed via the portico at No.6 the three-bedroom second floor residence has been interior designed and dressed as a show apartment.
James Moody, Managing Director of Redrow London, says: “These residences overlook Hyde Park and are six windows across providing exceptional lateral living space rarely found in the local area. At Connaught Place we have built exceptional homes behind retained Georgian facades sold on a highly sought after share of the freehold basis. Combine these benefits with the illustrious history and you immediately appreciate why 5 & 6 Connaught Place is one of the most exciting and special luxury developments to be launched this year.”
The residences at No.6 have been released for sale with prices starting from £11.75 million for a three bedroom residence on a share of freehold basis. The residence at No.5 will be dressed and launched separately.
